If you don’t want to learn to invest in real estate yourself, but you still want to take advantage of the security and high returns of real estate you can JV with me on my projects as I come across them. I’ll do all the work, you make a killer return…and you can rest easy knowing your money is secured by the property.
I frequently work on large commercial deals and they are capital intensive so I’m willing to share the wealth, but it’s first-come-first-served. But you must agree to the following:
- You must have at least $100,000 in available capital
- You must be willing to put it into the project for 6 months for residential deals and up to 5 years or so for commercial deals
I never touch your money. It is all done through escrow so that you get a lien on the property and I can’t blow your money on wild parties 🙂 In fact, if I die before the project is complete, you’d make more money than if I lived because you’d get to complete it yourself or sell as is and take all the profit (If you funded 100% of it.).
